Commercial equipment, professional chemistry
Results like these aren't possible with supermarket sprays and a domestic vacuum. Here's what our teams bring to every job.
HEPA vacuum systems
Commercial vacuums with sealed HEPA filtration capture fine dust and allergens instead of recirculating them into the air.
Hot-water carpet extractor
Professional extraction injects heated solution deep into fibres and pulls the loosened soil straight back out.
Steam cleaners
High-temperature dry steam sanitises grout, seals and hard surfaces chemical-free — ideal around children and pets.
Professional chemistry
Trade-grade degreasers, descalers and enzyme treatments matched to each surface rather than one all-purpose spray.
Colour-coded microfibre
Separate cloth systems per zone prevent cross-contamination between kitchens, bathrooms and living areas.
Eco-certified products
Biodegradable, low-odour solutions that deliver a professional finish without harsh residue.

Upholstery cleaning in London, priced per item
Why upholstery needs a different approach
Upholstery absorbs everything a room throws at it: body oils from arms and headrests, food and drink, pet hair worked deep into the weave, and airborne dust that settles into the pile and dulls the colour. Unlike a carpet, an upholstered item cannot simply be flooded and extracted — the foam, the frame and the backing all hold water, and too much moisture means slow drying, watermarking and, in bad cases, an odour that outlasts the stain.
We clean armchairs, dining chairs, ottomans, headboards, cushions, footstools and soft furnishings using controlled-moisture hand-tool extraction, with the method chosen after the fabric has been identified and tested. If you are specifically looking for sofas, see our Sofa Cleaning page.
Upholstery prices
| Item | Price |
|---|---|
| Armchair / one-seater | £35 |
| Two-seater sofa | £55 |
| Three-seater sofa | £75 |
| Four-seater sofa | £90 |
| Corner / L-shaped sofa (from) | from £110 |
| Single mattress | £30 |
| Double / king mattress | £45 |
A standalone visit has an £80 minimum. Heavily soiled items carry a 15% uplift, confirmed in the quote rather than sprung on you afterwards. Corner suites, delicate fabrics and unusual pieces are quoted from photographs. Adding carpet cleaning or a mattress to the same visit is the most economical way to reach the minimum.
Our method
We identify the fabric and check the care label, then test colour stability in a hidden area. Every surface, seam and crevice is deep vacuumed first — including under and behind loose cushions, where pet hair and crumbs collect. Marks and heavily used areas such as arms and headrests are pre-treated and allowed dwell time. Cleaning is then carried out with a hand tool that releases a controlled amount of solution and immediately recovers it, so the fabric is dampened rather than saturated. Cushions are cleaned on both sides where the construction allows, then repositioned to dry evenly. Delicate, viscose-rich or dry-clean-only fabrics are cleaned with a low-moisture method instead.
Drying and aftercare
Most upholstery is dry within four to eight hours. Keep the room ventilated and the heating on gently, and leave cushions standing on edge until fully dry rather than pressing them flat. Avoid sitting on damp fabric, as pressure can re-mark it. Regular vacuuming with an upholstery tool, rotating and plumping cushions, and blotting rather than rubbing spills will keep the result for far longer. Most households clean upholstery every twelve to eighteen months, or annually with pets.
How to prepare
Clear throws, cushions you do not want cleaned, blankets and anything stored under the item. Move fragile items away and give us space to work around the piece from all sides. Keep pets away during cleaning and drying. If you have the care label, manufacturer's guidance or knowledge of previous treatments, tell us — DIY shampoo residue in particular changes how we clean.
Honest limitations
Cleaning improves fabric; it does not renew it. Sun fading, pile crush on the seat and arms, thinning, pilling and worn edges are wear, not soiling, and will still be visible afterwards. Dye bleeding, previous over-wetting marks and old set-in stains such as ink, dye transfer from jeans, red wine or bleach spots may reduce considerably but not disappear. Some fabrics — particularly viscose and certain silk blends — can watermark or stiffen when cleaned with any moisture, so we test first and will recommend against cleaning if the risk is unreasonable. Foam that has broken down, or odour that has soaked into the internal padding, cannot be resolved from the outside.

Upholstery Cleaning London — your questions answered
Standalone upholstery cleaning uses our per-item prices with an £80 minimum booking: armchair or one-seater £35, two-seater sofa £55, three-seater £75, four-seater £90 and corner or L-shaped sofas from £110. Dining chairs and smaller items are quoted on inspection.
A single small item does not cover the travel, machine set-up and chemistry involved in a standalone visit. Most customers combine two or three items, or add a carpet or mattress, to make full use of the minimum.
Most cotton, linen-blend, polyester, microfibre and chenille upholstery cleans well with hot-water extraction hand tools. Wool, silk, velvet, viscose and leather need to be identified first, and some are cleaned by low-moisture or specialist methods instead.
Because dyes are not always stable. A discreet test patch shows whether the colour holds and how the fabric reacts to moisture. If a fabric fails the test we stop and explain the options rather than risk shrinkage, bleeding or watermarking.
As little as the job needs. Upholstery hand tools inject and recover in the same pass so the fabric is cleaned without saturating the padding or frame underneath, which is what causes watermarks, odour and slow drying.
Usually two to six hours depending on fabric, density and ventilation. Avoid sitting on furniture until it is fully dry, and keep the room ventilated to speed drying.
No. Most food, drink, body-oil and general soiling responds very well. Dye transfer, bleach, ink, sun-fading and odours that have soaked into foam or frame may improve without disappearing entirely.
Yes. Heavy staining or pet odour adds 15% to the calculated total for the additional pre-treatment and dwell time required, with totals rounded to the nearest £5.
Remove cushions covers you want left untouched, clear the area around the furniture, take away throws, remote controls and small items, and tell us about any known damage, previous DIY cleaning attempts or manufacturer care labels.
Yes. Many customers combine upholstery with carpet or mattress cleaning in one visit, or add upholstery items to an End of Tenancy booking.
