Why post-construction cleaning is its own discipline
Construction dust is not household dust. Plaster, MDF, cement and silica particles are abrasive, extremely fine and electrostatically clingy. They settle into every horizontal surface, then get airborne again the moment someone walks through the room. A domestic clean spreads that dust around. A post-construction clean removes it, in the right order, with the right filtration — which is why a newly refurbished flat can look filthy a week after a cleaner has been through, and immaculate after a proper builders clean.
We work for homeowners after extensions and refurbishments, developers on new-build handovers, contractors closing out projects, and landlords and agents preparing a finished property to be photographed or let.
The three stages explained
Rough clean
Carried out while trades are still on site or immediately after they finish. Debris, offcuts, packaging and protective sheeting are removed, floors are cleared and swept, and the property is made safe and workable. This stage is about volume, not finish.
Deep construction clean
The main event. Fine construction dust is removed from every surface, top to bottom — ceilings and cornices, walls, frames, radiators, sockets, skirting and floors. Plaster splashes, adhesive, silicone smears, paint spots and grout haze are removed from hard surfaces. Kitchens and bathrooms are cleaned inside and out.
Final touch-up and handover
Done once all works are complete and dust has had time to settle again. Glass and mirrors are polished, chrome and stainless steel finished, floors re-cleaned, and the property presented ready for photography, viewings or the client walk-through.
Not every project needs all three. A single-room refurbishment usually needs stage two only. A full house renovation or a new-build handover benefits from all three, because dust released during snagging will settle after the deep clean is done. We quote from photographs or a site visit and confirm the figure in writing before we mobilise. Waste removal beyond normal cleaning debris is quoted separately, as it usually requires a licensed carrier.
How to prepare the site
The single biggest factor in a good result is timing: all trades should be finished before the deep clean. If a decorator or a fitter returns afterwards, the dust comes back. Please arrange for bulk waste, skips and materials to be removed, confirm that water and power are live, and let us know about parking, loading restrictions, lift access and any building rules on working hours. Flag anything delicate — newly painted walls that are not fully cured, unsealed stone, engineered timber, bespoke joinery — so we adjust our method.
Honest limitations
Cleaning is not snagging. We remove dust, debris and residue; we do not fill, sand, touch up paint, re-grout, re-seal or repair. Scratched glass, over-sprayed hinges, paint that has soaked into unsealed timber or stone, and cement staining that has etched a surface are defects for the contractor to address. Dust inside sealed cavities, behind fixed units or inside ductwork is beyond the scope of a clean. If we find damage that a client might later mistake for a cleaning failure, we photograph it and report it before we leave.

No, not automatically. Light bagged debris can be removed by arrangement and quoted separately. Major rubbish clearance, skip hire, hazardous waste such as asbestos or chemicals, and any repair work are not included in the clean.
We clean what can be safely reached from the floor or from safe access equipment. External work, work above safe reach and anything requiring scaffolding or a tower is not included unless it has been specifically surveyed and quoted.
